Yorkshire Energy Surveyors Limited has been formed to provide Energy Performance Certificates to be included in Home Information Packs, as required by The Housing Act 2004 Part 5. The introduction of EPC’s has been driven by the EU EPBD (Energy Performance of Buildings Directive) 2002 which places an obligation on member states to have energy reports, produced by suitably qualified individuals, for all domestic properties by 2009. The main purpose of this is to measure carbon dioxide emissions and to find ways in which they can be reduced. The EU has committed to cut greenhouse gas emissions by 20% by the year 2020. The EPC report gives an indication of CO₂ emissions from the property and suggests ways in which to reduce them.
The EPBD also requires that rented dwellings and buildings other than dwellings (ie commercial buildings) have an EPC produced upon sale or rent, and that public buildings (eg libraries, museums) with more than 1000m² floor area will need to have a Display Energy Certificate (DEC) produced. These parts of the EPBD are to be phased in by the government throughout 2008. YES Ltd will be in a position to produce commercial EPC's, and DEC's for public buildings very soon.
All of the DEA’s at YES Ltd have worked as domestic energy efficiency surveyors (using the SAP and RDSAP rating system) since 2000, and in that time have produced in excess of 20,000 energy ratings in total.
